These Terms of Use may be modified by Apex Vacation Properties at anytime. Such modifications will be effective upon posting. Apex Vacation Properties is highly sensitive to the privacy interests of users and believes that the protection of those interests is one of its most significant responsibilities. • Rental reservations with property owner/manager

Cancellations

Because we do not collect any money from any guest, Apex Vacation Properties is not responsible for the refund of rental fees for any reason. Any refund requests must go directly to the property owner or his representative and are subject to the terms of that property owner/manager.

• Apex Vacation Properties shall not be held responsible for refund of rental fees. All refund requests must be directed to the property owners and are subject to the terms outlined by that property owner.
• Apex Vacation Properties shall not be held responsible for any disputes related to the cancellation of rental reservations. Apex Vacation Properties does not provide travel insurance and will not be held responsible for any loss due to renters' inability to utilize the rental for any reason.
• Apex Vacation Properties shall not be held responsible for the information provided by the individual property owners utilizing Apex Vacation Properties' services. Apex Vacation Properties therefore provides no warranties, actual or implied, with regard to the information, services, and materials contained in this site or affiliate sites. As such, the prospective renters are responsible for conducting their own research on qualifying properties and making their own decisions regarding the use of properties listed on the Apex Vacation Properties website. Any and all communication and potential liability associated with the rental of that property must be directed to the property owner.

All information provided by the property owners utilizing Apex Vacation Properties services is the direct responsibility of that property owner. As such, Apex Vacation Properties shall not be held liable under any circumstances for any damages related to use of the services provided by Apex Vacation Properties or the use of information on the Apex Vacation Properties website or affiliate sites.

Apex Vacation Properties is not responsible for any incorrect or inaccurate content posted on the web site. We are not responsible for any conduct of any users at any time during or after a member terminates the account. We are not responsible for any technical malfunctions of the web site, your web site, the servers, internet connections, traffic congestion, delay of data transfer, failure of email account, coding errors in the web site or a users personal computer hardware, software, or data.
